TERMS & CONDITIONS

APR Cleaning Service

1. Services Provided

APR Cleaning Service provides professional cleaning, property turnover services, trash-outs, minor maintenance, lock changes, board-up services, lawn care, and snow removal for vacant residential and select commercial properties.

All services are performed according to the approved scope of work confirmed in writing prior to service.

We service vacant properties only unless otherwise agreed in writing.

2. Pricing & Payment Terms

All listed prices are starting prices and may increase based on property size, condition, accessibility, debris volume, or scope of work.

Hourly services are billed at $100 per hour and include labor, fuel, and operational costs.

Flat-rate services (including turnovers and trash-outs) are priced based on visible conditions and disclosed property details. Undisclosed conditions may result in adjusted pricing.

No service is scheduled until pricing is reviewed and approved.

Payment Requirements

New customers and homeowners:
Full payment is required upfront before service begins.

Payment must be confirmed and cleared prior to the start of service. APR Cleaning Service does not begin or continue services without confirmed payment unless written Net 30 terms have been approved.

3. Net 30 Payment Terms

Net 30 billing is offered at the sole discretion of APR Cleaning Service and is considered a privilege, not a right.

Banks & REO Asset Management Companies

Approved banks and institutional asset management companies may qualify for Net 30 terms upon account approval.

Property Management Companies, Investors & Agents

Full payment upfront is required for the first six (6) completed services.

After six consecutive on-time payments, clients may qualify for a 6-month Net 30 evaluation period.

During the evaluation period:

  • A 50% deposit is required upfront per service

  • The remaining balance is due within 30 days of invoice date

 

After the evaluation period, accounts will be reviewed. Continued on-time payments may result in approval for full Net 30 privileges.

Failure to maintain on-time payments may result in revocation of Net 30 privileges and a return to upfront payment requirements.

4. Late Payments & Collections

If payment is not received within 30 days of the invoice date, the following may apply:

  • A late fee of up to 10% may be added to the outstanding balance

  • All scheduled and future services may be suspended

  • Net 30 privileges may be revoked without notice

 

Balances unpaid after 45 days may be submitted for collections, legal action, or reporting to business credit agencies, where applicable.

The client agrees to be responsible for all collection-related costs, including collection fees, legal fees, court costs, and administrative expenses.

5. Cancellations & No-Shows

A minimum of 24 hours’ notice is required to cancel or reschedule a confirmed service.

Cancellations made with less than 24 hours’ notice, failure to provide property access, or no-shows will result in a 15% cancellation fee based on the approved service amount.

6. Access & Property Conditions

Clients are responsible for providing safe, legal, and functional access to the property at the confirmed service start time.

APR Cleaning Service is not responsible for delays or inability to perform services due to:

  • Lack of access

  • Utility shut-offs

  • Unsafe conditions

  • Misrepresentation of property condition

 

Additional charges may apply if actual conditions differ from those disclosed.

7. Scope of Work & Additional Services

Services are completed strictly according to the approved scope of work.

Any additional work requested after service begins must be approved in writing and may require additional payment before continuation.

8. Limitation of Liability

APR Cleaning Service is not responsible for:

  • Pre-existing damage

  • Hidden or structural issues

  • Undisclosed hazardous conditions

  • Items left behind that are considered abandoned or trash

 

Liability is limited to the amount paid for the specific service rendered.

Client agrees to release APR Cleaning Service from liability related to undisclosed property conditions.

9. Right to Refuse or Stop Service

APR Cleaning Service reserves the right to refuse or discontinue service for:

  • Non-payment

  • Unsafe working conditions

  • Fraudulent or misleading property descriptions

  • Abuse, harassment, or threatening behavior toward staff

 

10. Agreement

By submitting a service request and approving a confirmed service, the client acknowledges and agrees to these Terms & Conditions in full.
