Yes. Trash-out and foreclosure clean-out services require a site evaluation. A video walkthrough is required first for all properties to assess the scope of work. For properties within a 30-mile radius, if an in-person evaluation is needed, a $50 evaluation fee will apply and will be credited toward the final service if booked. For properties outside the 30-mile radius, an in-person evaluation is required and a $100 evaluation fee will apply, which will also be credited toward the final service if booked.

No travel fee is charged for properties within a 30-mile radius of our service area. A video walkthrough is required to assess the scope of work and provide accurate pricing. Properties located outside of the 30-mile radius may be subject to a travel fee based on distance and service type.

The property must be fully vacant prior to service. For standard turnover cleanings, active water and electricity are required to ensure proper sanitation and detailing. Pricing will be adjusted based on volume and labor requirements, and client approval and payment confirmation will be required before work begins. All property conditions must be accurately disclosed prior to booking to ensure proper scheduling and pricing.

If conditions at the property differ from what was originally disclosed — including excessive debris, unexpected damage, heavy buildup, or additional maintenance needs — the scope of work may be adjusted. Any additional work will be communicated to the client for approval before proceeding. Updated pricing will be provided, and payment authorization may be required prior to continuing the service. We do not perform additional labor outside the approved scope without client consent.

Most standard vacant property cleanings take approximately 2–4 hours. The exact timeframe depends on the size, condition, and scope of work. Larger homes, deep cleanings, trash-outs, or added maintenance services may require additional time.

No, you do not need to be present during the cleaning. We specialize in servicing vacant properties, including move-outs, turnovers, and pre-sale cleanings. As long as confirmed and functional access is provided at the scheduled start time, our team can complete the work without you being on-site. Please note: We service vacant properties only and do not provide cleaning for occupied homes. Access Policy: Confirmed and working access must be available at the scheduled start time. If our team arrives and is unable to access the property due to incorrect codes, missing keys, lockbox issues, or client delay, a $50 access fee will apply and the appointment will need to be rescheduled.

Full payment is required at booking for all new clients, including first-time property management and investor accounts. Net 30 billing is automatically available to approved banks, financial institutions, and REO asset management companies. Property management companies and investors may qualify for Net 30 billing after six consecutive on-time payments. During the initial Net 30 evaluation period, a 50% deposit per job may be required. Upon continued positive payment history, full Net 30 terms may be granted. Failure to maintain on-time payments may result in immediate revocation of Net 30 privileges and a return to full upfront payment requirements for future service

We accept ACH bank transfer, business-to-business payments, major credit/debit cards, and Zelle. For larger accounts and approved Net 30 clients, ACH is preferred. *We do not accept PayPal. Payment must be received and confirmed before services begin unless invoicing terms have been approved in writing.

Net 30 billing is automatically available to approved banks, financial institutions, and REO asset management companies. Property management companies and real estate investors must complete six consecutive jobs with on-time payment to be considered for Net 30 eligibility. After qualification, approved accounts may enter a partial Net 30 phase requiring a 50% deposit per job, with the remaining balance due within 30 calendar days of the invoice date. After three additional consecutive on-time payments under partial Net 30 terms, accounts may qualify for full Net 30 billing without a deposit requirement. Failure to meet payment terms will result in immediate suspension of Net 30 privileges and reversion to upfront payment requirements until a new qualifying payment history is established. Net 30 approval is granted per account and may be revoked at any time.

If a Net 30 invoice is not paid by the due date, the following actions may apply: A late fee of 10% may be added to the outstanding balance. All future services will be paused until payment is received. Net 30 billing privileges may be revoked immediately. Future services will require full payment in advance. Unpaid balances exceeding 45 days may be subject to collections or legal review. We reserve the right to enforce these terms to protect the integrity of our service agreements.

We understand that plans can change. If you need to cancel or reschedule your service, please notify us at least 24 hours in advance to avoid any fees. Cancellations made within 24 hours of the scheduled appointment will incur a 15% cancellation fee. If payment was made in advance, 15% of the total service cost will be retained and the remaining 85% will be refunded. In the event of a no-show or failure to provide property access without prior communication, the same 15% fee will apply.
